Here’s what the data reveals, and what it could mean for you whether you’re buying, selling, or investing.

📈 Home Prices: Still Climbing, But More Gradually

  • 2023 (Jan–Jun): Average close price was about $240,200.

  • 2024 (Jan–Jun): Rose to roughly $263,050, marking an approx. 9.5% year-over-year increase.

  • 2025 (Jan–Jun): Now sits near $273,100, adding another 3.8% gain from last year.

This indicates that while prices are still trending up, the rate of appreciation is starting to level off compared to the bigger jumps we saw between 2023 and 2024. That’s healthy for long-term stability and may reduce the risk of bidding wars cooling buyers’ plans.


⏳ Days on Market: Slower in Early 2025

  • 2023 (Jan–Jun): Homes spent around 35 days on the market, on average.

  • 2024 (Jan–Jun): Sold even faster, averaging just 33 days.

  • 2025 (Jan–Jun): We’ve seen a reversal, with homes taking roughly 50 days to sell.

This slowdown means buyers have more time to tour homes and negotiate, while sellers should be prepared for slightly longer timelines. Strategic pricing and standout marketing are more important than ever to attract qualified buyers quickly.
